In my line of work, it’s not surprising that I’m a bit obsessive about checking out for-sale listings in my dream neighborhoods of Lake Las Vegas. More and more, I see these words popping up: “Short sale approved by lender!” Short sales are almost everywhere these days, and for the first time, Zillow has put a number to the trend. As always, you should seek out an experienced, professional Real Estate Agent to help you navigate these waters.
SHORT SALE BUYERS...
The amount of Short Sales initiated this year via Equator is more than twice as high as REOs. On average there have been 55,000 Short Sales initiated per month compared to an average of 28,000 REOs. A year ago, the average time to complete a Short Sale was over 6 months. it has dramatically improved that time by automating the process and bringing everyone together in a safe and transparent environment. To date, over 150,000 Short Sales have been initiated through Equator. The average time from initial contact to receiving closing funds is just over two months. There was one Short Sale in Florida that had a BPO, two rounds of offer negotiations and an investor approval all completed in 9 days! Amazing! Short Sales are a great solution!
REO BUYERS...
Be prepared for a shorter process than Short Sales as well as the need to react quickly. In my experience, expect Offers on REOs to go at least List Price and higher! REO Lenders prefer Cash, therefore the need of 'Proof of Funds' with Offers. | |
